The transformation of an existing one-story warehouse in the Bronx into a USDA-compliant food processing and distribution facility provided Fairway Markets with a centralized location to support its 14 retail stores throughout the tri-state area.
Previously operating out of multiple buildings beneath Manhattan's West Side Highway, Fairway Markets required a modern facility that could accommodate its commissary, bakery, produce storage, and distribution operations while meeting current food safety standards.
The existing dry warehouse presented significant infrastructure challenges, including a compromised concrete slab, minimal underground drainage, uninsulated exterior walls, insufficient electrical capacity, and inadequate sanitary and process waste systems.
A comprehensive renovation was required to transform the building into a fully functioning food processing facility while addressing the structural and operational limitations of the existing space.
A box-in-a-box design approach created controlled environments with the temperature and humidity requirements necessary for the new commissary, bakery, and produce coolers.
The renovation included a new pitched, pile-supported concrete slab, upgraded sanitary and process waste systems, a large pile-supported grease interceptor, a new street waste connection, and expanded electrical service to support the facility's operations.
The completed transformation allowed Fairway Markets to relocate its outdated, multi-level Manhattan operation into a centralized, code-compliant food production and distribution facility.
Following Village Supermarkets/Wakefern's takeover of the lease in 2020, the renovated facility continues to support food processing and distribution operations, demonstrating the long-term value and adaptability of the building's transformation.
